    Timely recordation of mortgages and deeds of trusts are essential to maintaining the integrity of the lender's lien position.   • Document Research
    Our Research Title Team provides the expertise to cure various document deficiencies, such as locating missing entities required to execute a variety of documents. These documents may consist of assignments, lien releases and note endorsements needed to cure the chain of title.

  • Document Retrieval
    Frequently, while certifying a portfolio of loans for sale into the secondary market, or for the transfer of loan servicing, it is discovered that many required loan documents are missing. Missing documents can include intervening assignments, lost deeds of record/warranty deeds and title policies. Our TitleOne team quickly secures these documents by obtaining photocopies, as well as court certified copies of the original documents, from the county where the property is located.

    The real estate closing or settlement marks the culmination of a real estate sale or loan transaction.
